Stephen A. Heim, CCIM, is an accomplished commercial real estate professional with expertise in all facets of commercial real estate. Mr. Heim is a well-known and respected broker established in the South Florida market for over 29 years. He is a principal in Rauch▪Heim Commercial Real Estate LLC.

Prior to teaming with Randy Rauch in launching Rauch▪Heim Commercial Real Estate, he worked at NAI Rauch Weaver Norfleet Kurtz & Co. in a number of capacities, including serving as the Vice President of Operations being responsible for the overall operations of this 30 agent, 10 employee, firm. He has an extensive professional background in business development, lease negotiation, contract negotiation, marketing, portfolio analysis, interior construction supervision, space planning and architectural review, asset management, site selection and sales training.

Mr. Heim specializes in the office market sector wherein he has represented many Fortune 500 companies and many well known local firms including Citicorp Savings, Unisys, Northwestern Mutual Life Insurance, the Hertz Corporation, Harris/3M, McDonnell Douglas, MCI International, Holiday Inn International, Miami Dade Community College, Miami-Dade Federal Credit Union, Wilson Elser Moskowitz Edelman & Dicker, MedPro Healthcare and Lab Corp.

Mr. Heim has represented many landlords as well for trophy properties such as the 585,000 square foot International Place in downtown Miami, 1221 Brickell Avenue, the 9350 Financial Center in Kendall, the Wellington Professional Centre and 550 Biltmore Way located in Coral Gables. He has also represented many investors in their acquisition/disposition of investment properties, as evidenced by recently representing the owner of Gables Granada Plaza in its sale for $7,500,000 and representing a client in the purchase of a Walgreen’s for $7,775,000. He is the broker of record in over 750 transactions valued in the aggregate in excess of $1 billion dollars.

Certified Commercial Investment Member (CCIM) *

* CCIM is the designation earned by commercial real estate professionals completing at least six courses of the CCIM Institute, and then passing a six-hour final exam. In total, the curriculum represents over 230 hours of graduate-level study. In addition, Designees must submit an extensive Resume of Experience thoroughly documenting their direct personal participation in at least ten transactions involving an aggregate value greater than $5 million dollars during the five-year period prior to their earning the designation.
